An honest estimate, not a certificate

The planner uses a simplified version of the SAP method behind every EPC: heat loss through walls, roof, floor and windows, ventilation, your heating system and any solar — with typical values for your home's age. It's built to point you at the right upgrades, not to replace an assessor.

  • Costs from the LINX price table by property type, updated 11 October 2026.
  • Bills at 6.3p/kWh gas and 26p/kWh electricity plus standing charges; heat pumps from 18p (heat pump tariff) to 26p (standard).
  • Points and savings for each step build on the steps before, so the order matters.
  • Need exact figures? A retrofit assessment (£350–£650) or heat loss survey measures your home.

Landlords

EPC C by October 2030

Private rented homes need to reach EPC C, with spending capped at £10,000 per property. Landlord mode finds the cheapest route to C on the estimate and flags when it may go over the cap.

Funding for landlords

The Boiler Upgrade Scheme is open to landlords in England and Wales, and some funded schemes cover privately rented homes rated E to G when the tenant is eligible.

Questions

About the planner

Is this an official EPC?

No. The planner gives an estimate from a simplified SAP-style model. Only an accredited domestic energy assessor can produce an Energy Performance Certificate — we can book one for you (£70–£150).

How accurate is the estimate?

It uses typical construction for your home's age and type, so a real assessment can differ — sometimes by a band or more, especially with extensions or unusual heating. If you know your current EPC band, add it and the planner calibrates to it.

Why does the plan always put insulation first?

Cutting heat loss first makes every other upgrade work better: a heat pump can be smaller and cheaper to run. Funded schemes such as ECO4 also expect loft and cavity insulation to be done before or with any heating measure.

Where do the prices come from?

From the LINX price table for your property type — indicative installed ranges for London and the South East, including VAT, updated 11 October 2026. A survey confirms the final figure.

How are bill savings worked out?

Savings compare estimated energy use before and after each step at typical unit prices (6.3p/kWh gas, 26p/kWh electricity). Heat pump savings are shown as a range from a standard electricity tariff to a heat pump tariff, so they can be close to zero compared with gas.

What does EPC C by 2030 mean for landlords?

Private rented homes are required to reach EPC C by October 2030, with spending capped at £10,000 per property. Switch on landlord mode to see the cheapest route to C and whether it fits within the cap. Always check the current government guidance.

Will I get a grant?

Possibly. Each upgrade lists the schemes that may help, but funding like ECO4 and Warm Homes: Local Grant depends on income, benefits or council criteria and is confirmed with evidence by the funder. Our 60-second grant checker tells you whether you're likely or possibly eligible.

What happens after I save my plan?

One adviser calls you to talk it through and everything stays on one record for your home, so you won't be asked the same questions twice. When you're ready, a survey measures your home and turns the plan into a firm quote.
