What to know

How we approach it

1

Delivery across many homes

One point of contact, works scheduled around tenancies and voids, and the paperwork for each property — so the EPC can be re-assessed as soon as the work is done.

2

HMOs and shared homes

HMOs need the right licence, and the minimum energy efficiency standards (MEES) still apply. Fire-safe insulation and acoustic upgrades matter more in shared homes, and we specify both.

EPC Check & Upgrade Planner

Check any property against EPC C

The planner ranks every upgrade by cost, bill savings and EPC points gained, with the grants that may apply — so you can see which properties are close to C and which need more work.
  • Loft and cavity insulation are often the lowest-cost EPC gains
  • Solid-wall homes look at internal or external wall insulation
  • Draught-proofing and heating controls add points cheaply
  • Each plan shows where a property would reach the cost cap

Funding

Help that may apply to rented homes

Tenants may qualify even where you wouldn't — and your permission as landlord is needed.
  • Can fund measures in private rented homes rated EPC E–G where the household qualifies, depending on eligibility.

  • Council-run funding in England for eligible low-income households below EPC C, including private tenants.

  • Insulation installed in homes is zero-rated for VAT — landlords included.

  • Local and regional schemes

Some councils run their own schemes — checked by postcode.

Questions

Common questions

When do rented homes need to reach EPC C?

Private rented homes must reach EPC C by October 2030, with a cost cap of £10,000 per property.

What if £10,000 isn't enough to reach EPC C?

The cap limits what you're expected to spend on a property. Our plan shows the most cost-effective route to C and where a property would hit the cap. Exemption rules are set by government, so check the current guidance for your situation.

How much does a portfolio EPC C plan cost?

From £95 per property: a desktop review of every EPC plus a costed route to C for each property.

Can my tenants get grants for insulation?

They may, depending on eligibility. ECO4 can fund measures in private rented homes rated EPC E–G where the household qualifies, and Warm Homes: Local Grant covers eligible private tenants in England. Your permission as landlord is needed.

Do HMOs have different rules?

HMOs need the right licence, and the minimum energy efficiency standards still apply. Fire-safe insulation and acoustic upgrades matter more in shared homes.
