Planning, regulations and timings
Roof structure
Rooflights sit on an insulated upstand. We check the roof structure and drainage at survey, and walk-on units are specified for foot traffic.
Planning permission
Rooflights in a pitched roof are usually permitted development if they don't project more than 150 mm above the roof slope. Listed buildings, conservation areas and front roof slopes facing a road can need consent, and cutting rafters needs Building Regulations approval. We check at survey.
Survey to installation
Typically 4–8 weeks from survey to installation, agreed with you up front. One named project manager runs your job from survey to sign-off, and our own fitters do the work — we don't subcontract glazing.
Questions
Rooflights: your questions answered
How much does a flat rooflight cost?
A bespoke fixed flat rooflight costs £1,800–£5,000 and a walk-on rooflight £3,000–£8,000, installed. Indicative, supplied and installed in London and the South East, including VAT; prices updated 11 October 2026. A survey confirms the final figure.
What is a walk-on rooflight?
A rooflight with laminated glass designed for foot traffic, set flush into a terrace or floor so light passes to the room below.
Can you make a rooflight to a non-standard size?
Yes. Cambridge Skylights rooflights are made to measure for the opening.
Rooflight or roof lantern?
A flat rooflight is minimal and low; a lantern adds height and is a feature in itself. A roof lantern costs £2,500–£6,500.
