How it's priced
Priced after a free design survey
Every garden rooms project is designed for its site, so we don't publish a misleading ‘typical’ price.
Overview
An insulated garden room gives you a home office, studio or gym away from the house — with full-height glazing so it feels part of the garden.
We design each garden room for its plot and use, including glazing, insulation and electrics, and price it after a free design survey.
An office, studio or gym at the end of the garden.
Sliding or bifold doors that open to the garden.
Floor, wall and roof insulation from our insulation division.
Air conditioning can heat and cool a garden room efficiently.
Power and lighting tested and certified.

Good to know
Many garden buildings fall under permitted development if they stay within height limits (2.5 m within 2 metres of a boundary), sit behind the front of the house and aren't used for sleeping. Small outbuildings without sleeping accommodation are often exempt from Building Regulations; larger or habitable ones need approval. Listed buildings and conservation areas have tighter rules — we check yours at survey.
Power for lighting, heating, motorised parts or smart glass is notifiable electrical work. It must be carried out by a registered competent person or approved by building control, and you receive an electrical installation certificate.
Every one is designed for its site, so there is no honest 'typical' price. We measure and design it at a free design survey, and you get a written quote before anything is ordered.
Questions
Every one is designed for the site, so we price a garden room after a free design survey rather than quote a misleading 'typical' figure. You get a written quote before anything is ordered, and nothing is built until you've approved the design.
Often not, if it stays within permitted development limits — including 2.5 m maximum height within 2 metres of a boundary — and isn't used for sleeping. Listed buildings and conservation areas have tighter rules.
Yes, with proper insulation and heating. Air conditioning is an efficient way to heat and cool a small room.
Sleeping accommodation changes the planning and Building Regulations position, so tell us at the design survey if that's the plan.
