Planning and building control
Like-for-like re-rendering doesn't usually need planning permission; changing the look in a conservation area or on a listed building may need permission or consent. Renewing render over a large area of wall can mean Building Regulations expect insulation to be considered at the same time — we'll tell you if it applies.

Should cracked render be repaired or replaced?
Isolated cracks can be repaired and reinforced with mesh. If render is hollow, loose or failing over large areas, hacking off and re-rendering is usually better value in the long run.
Can render be cleaned instead of replaced?
Often, yes. Render cleaning removes algae and dirt, and silicone renders in particular usually come back well.
