What it is
Removing spray foam, inspecting the timbers and re-insulating with breathable materials.
Best for: Homes blocked from sale or remortgage.
Spray foam, done safely
RICS has warned that some lenders and valuers refuse properties with spray foam, and that independent suitability checks are needed. So we never quote an installation until the roof has been assessed — and we'll tell you if mineral wool is the better answer.
Spray foam suitability assessment: £250–£450 — roof structure, ventilation, moisture and lender position, credited if you go ahead.

Heat, bills and EPC
Removing spray foam is about the roof's health and your home's saleability. Re-insulating with breathable mineral wool or wood-fibre restores the insulation, so heat loss through the roof stays low once the foam has gone.

Yes. We cut and strip the foam from the rafters, clean back the timbers, inspect them for damage or decay, then re-insulate with breathable mineral wool or wood-fibre.
Removing the foam and providing an inspection report deals with the issue lenders and valuers most often raise. Each lender sets its own criteria, so check with your lender or broker what they need to see.
We report what we find with photos. Any repairs are quoted separately before the new insulation goes in.
With breathable materials — mineral wool between the joists or wood-fibre to the rafters — and the ventilation restored, so the roof can dry out.
Group A

Mineral wool laid between and across the joists to 270–300 mm so heat stays in the rooms below.

An extra cross-layer over existing insulation to reach the recommended 270 mm or more.

Loose-fill insulation blown into awkward, shallow or low-headroom lofts that rolls can't reach.

Old, damp or damaged insulation removed, the loft cleaned, then new mineral wool fitted.

Loft legs or raised boarding over full-depth insulation, so storage doesn't crush it.

An insulated, draught-sealed hatch and loft ladder — a small add-on that stops a big leak.
